Conditions

Roof exposure in Coachella.

  • 01

Heat exposure in the eastern valley

The cited climate record gives an average July daily maximum of 108 °F and about 4.97 inches of annual rain. Coatings, sealants and roof connections experience repeated heating and cooling through the summer. Inspection and maintenance should account for that exposure rather than waiting for a leak. Material condition and the installed assembly determine which work is appropriate.

  • 02

    Sixty-nine feet below sea level

Coachella sits low on the valley floor, so stormwater management is an important local consideration. At the building, roof drainage connects to scuppers, downspouts and the discharge points below them. Check those routes for obstructions and signs of overflow. Where water remains on a low-slope roof, establish whether the issue is blocked drainage, roof slope or another defect before specifying corrective work.

  • 03

Dust that is not only sand

Agricultural land around Coachella adds field dust to the sand that can settle on roofs. Deposits collect in valleys, around drains and behind parapets. Regular drainage checks help identify sediment and debris before a storm tests the outlet capacity. Surface wear and drainage condition should both be considered when assessing a coating renewal or other low-slope roof work.

  • 04

    Confirm site-specific wind criteria

Riverside County’s July 2021 special wind region list names nearby Thermal, Mecca, Oasis and Vista Santa Rosa, but not Coachella itself. The list is expressly non-exhaustive. That omission does not establish the wind design for a particular property. Confirm the current criteria and governing code with the building department before specifying fastening, edge details or other wind-sensitive roof components.

Newer residential neighborhoods

Coachella has added substantial housing since 2000, alongside its older neighborhoods. A newer property may need maintenance or detail repairs rather than a complete replacement. Check the condition of flashings, valleys and penetrations as well as the roof surface. Establishing the actual assembly and any previous work is more useful than deciding the scope from the age of the house alone.

Packing houses, sheds and plants

Agricultural, packing and manufacturing properties give Coachella a distinct commercial roof stock. Large low-slope roofs may include numerous equipment curbs, penetrations and drainage outlets. The inspection needs to cover the open surface and each transition, including changes made for later equipment. A written scope should also address building access and coordination with the people operating the property.

The older streets by downtown

Coachella incorporated in 1946, and housing near downtown differs from the later build-out around it. Older roofs may contain previous coverings, deck repairs or changes at additions. Confirm what is already installed before choosing a repair or replacement approach. Where removal is needed, the condition beneath the covering helps determine the work required for a sound new assembly.

Local building patterns help guide an inspection. Your roof’s actual condition, materials and repair history determine the recommendation.

Climate zone 15

92236 falls in California building climate zone 15. Climate zone, building type and roof slope help determine the energy requirements for a proposed roof. California’s climate-zone rules do not apply to our Arizona service region.

Cool roof requirements

California’s 2025 Energy Code took effect January 1, 2026. Cool-roof requirements vary by building type, climate zone, roof slope and project scope. Check the applicable path and the product’s CRRC rating before choosing a roof surface.

A single reflectance or SRI threshold does not apply to every roof. Confirm the current requirements and any exceptions with the building department.

Wind

Coachella is not named on the county’s special wind region list, though several of its immediate neighbours are and the list is explicitly not exhaustive. The county's July 2021 handout gives 100 mph for Risk Category II, Exposure C outside a special wind region and 130 mph inside one, and directs designers to ATC Hazards by Location for the individual site. Wind load rises with the square of the speed, so the difference between those two numbers is about 69 per cent more load, which is why it is worth establishing rather than assuming.

The county wind handout cited here is revision 07/2021, based on the 2019 California Building Code and ASCE 7-16. Its figures explain the cited document; they are not a current site-specific design calculation. Confirm the governing code edition and design criteria with the building department.
